Issuance of building permit without approval of investment projects

Service description

The building permit is a document, which is mandatory for the legal execution of the construction. The constructions are executed, only if they are allowed according to the Spatial Planning Act, i.e. if there is a valid building permit issued for them.

 

Who is it intended for?

 

For any principal (owner of the property; the holder of right to build in other person’s property, or the person entitled to build in other person’s property by force of special law), who wishes to receive permit for building of facilities, for which approval of investment project is not necessary.

 

Approval of investment projects is not necessary for issuance of building permit, in the following cases:

  • farm buildings and construction of auxiliary structures;
  • mounting of installations, facilities and equipment, except the facilities with increased degree of danger, subject to technical supervision by General Directorate "Inspectorate for state technical supervision";
  • greenhouses with area up to 200 sq m;
  • pools with capacity up to 100 cubic m in fenced land properties;
  • support walls with height up to 2 m above the level of the terrain adjacent to their basis when they are not an element of transport sites;
  • repair of the elements of the technical infrastructure;
  • fences, garden and park elements with height up to 2.20 m above the adjacent terrain;
  • diggings and dumps with depth or height up to 1 m and with area up to 30 sq m;
  • pneumatic (inflated) storehouses or covers with area up to 100 sq m;
  • glazing of balconies and loggias, except those exposed to the first class street network;
  • mounting of installations for production of electric power, heat power and/or cooling power from renewable sources of general installed capacity up to 30 kW, including in the cases to the existing buildings in the urbanised territories, including on the roofs and on the facade constructions and in the own land property.

What do I need to prepare?

To use this service you need to file the following documents:

 

  1. Application form.
  2. Document of ownership, including certificate of heirs, if necessary*;
  3. Visa for design, in the cases stipulated by the law*, or if issued upon request of the principal;
  4. Constructive conclusion for fences, etc;
  5. Receipt for paid fee on the difference between total built-up area and built-up area, with established building right on municipal land, according to Resolution No 344/26.06.2009 of Municipal Council – Peshtera.
